Owner's Representative
Our primary role is to provide oversight and coordination of
the project from the owner’s perspective to ensure that it
is delivered on schedule, on budget, with the highest quality
possible. We view ourselves as an extension of the owner and
solely represent the owner’s interest independent of the
design professionals and general contractor.
Acting as an owner's
representative, Rauch International can provide an overview
of and make recommendations on engineering, design and scope, as
well as on contract matters, budget adjustments, proposed changes,
schedule changes, time extensions and resolution of problems
or questions that arise throughout a project's life.
Initial
discussion of a project in detail will be paramount to the project’s
success. While a good consultant can anticipate the needs of the
Project, clear direction must still come from the client. Team
members should be allowed to express and explore their respective
professional opinions in assessing the needs of the project.
Rauch
International can work with your architects and contractors already
in place or we can draw upon our industry knowledge and identify
and recommend those firms in the local design and construction
community that are qualified to complete the project.
Our experience
has taught us that utilizing and managing qualified local firms
is in most cases the most cost effective avenue for the client
since these firms normally have long standing relationships with
material suppliers resulting in better pricing they are attuned
to the needs of local bureaucracies, which is crucial for the
permitting and approval process and they are better able to deal
with local labor, cultural and ethnic issues.
Projects ranging from
basic to upscale residences, boutiques, banks, restaurants, department
stores, healthcare facilities, high rise office, casinos, bridges,
dams, ports, power plants and other residential, commercial,
and industrial projects are well within the experience of Rauch

Owner’ Representative Services
- organize, chair and represent the owner at regular project
meetings and provide advice that will help facilitate
economical, efficient and desirable development and construction
procedures
- ensure that all potential project related issues are
addressed and that each member of the project team is aware
of
their role in resolving them
- act as liaison with the team in connection
with, and assist in the obtaining of building permits, and
other
governmental approvals, authorizations, and sign-off’s
necessary for the construction and operation of the projectkeep

- prepare and review periodic updates for owner’s
approval.
- establish a process by which all changes can be priced,
submitted, reviewed and added or subtracted from the project
cost
- review and submit with recommendations, all requests for payment
under vendor agreements, provided that all such
payments shall be subject to client approval.

owner any suggestions or changes that could, in our judgment,
improve the design or reduce their
costs.
- oversee and monitor progress of the project construction
with regular site visits to maintain the project schedule
- monitor
shop drawing review process
- assure timely turnaround of shop drawings
and submittals, by architects as well as vendors
- oversee resolution
of any conflicts uncovered during this process
- oversee the analysis,
selection, delivery and installation of fixtures, furnishings
and equipment
- coordinate the design and construction professionals
to prepare project close-out documentation including as-builts,
bonds and warrantees, etc.
